Project Description

An 11 storey office building with basement, penthouse and pool deck.

Total GFA 34,055sqm.


The building is owned by Mprime Development Corp. The design and innovations used in the construction of the multi-storey structure aimed to be cost effective, flexible for users and sustainable.


Functions of the building are divided into three different zones giving advantage on security, privacy and efficient human control for its tenants.


Leasable spaces for shops and restaurants are located at the ground floor level which are accessible to the public while rentable BPO/Office spaces start from upper 4th to 9th floor levels. Parking spaces for a total of 282 slots are located at basement floor level (B1) and second to fourth floor levels. Each floor is provided with a drivers’ lounge area and parking for persons with disabilities at basement, second and third floor levels.


The project achieved a green building rating of LEED for Core and Shell V3 Gold certification administered by the U.S. Green Building Council (USGBC).


What was Forsspac's involvement in this project?

Forsspac engaged by Monolith Development Corporation to provide LEED CxA under the US Green Building Council (USGBC) Leadership in Energy and Environmental Design (LEED) Version 3 Core and Shell rating system in accordance with LEED requirements for Fundamental and Enhanced Commissioning.


Forsspac commissioned all systems involved in the project including LEED system requirements:

  • Mechanical Ventilation and Air-conditioning System

  • Electrical Distribution System

  • Lighting Control System

  • Water Distribution System


Likewise, Forsspac will conduct post occupancy phase after 10 months substantial completion of the project.
